Inspect as soon as possible

Inspect the property promptly once the outgoing tenant leaves, comparing its condition with the check-in inventory. Note any repairs, damage beyond fair wear and tear, and items that need replacing.

Prioritise repairs

Deal with repairs that affect safety and function first — leaks, faulty electrics, broken locks or damaged fittings — before cosmetic work.

Refresh where it counts

Redecorating heavily used areas, replacing worn fittings and making good damaged surfaces help a property present well to new tenants. Neutral, durable finishes are practical choices for rental properties.

Clean thoroughly — last

An end-of-tenancy clean should happen after repairs and decorating, so dust and debris from the works are removed. Pay particular attention to kitchens, appliances and bathrooms.

Check your obligations

Landlords have legal responsibilities, including safety checks and certificates that must be in place for a new tenancy. Requirements can change, so confirm what currently applies to your property before the new tenancy starts.

Coordinate to save time

Using one provider for repairs, decorating and cleaning reduces the gaps between trades, which can help get a property ready sooner.
